Wellness Real Estate in 2026: Fact, Fiction or Fantasy?

Is Wellness Real Estate the New Luxury?

A sauna. Cold plunge. Recovery room. Circadian lighting. Air purification. Smart-home health technology.

Luxury homes are becoming wellness environments.

But I believe sophisticated buyers should ask a more important question:

Does this feature actually improve the way I live—or is it simply a marketing trend?

The wellness real estate market is undeniably growing. The Global Wellness Institute estimates the sector will reach $548 billion in 2026, with projections exceeding $1 trillion by 2029.

But growth doesn’t mean every wellness feature creates equal value.

My 5-Part Wellness Test:

1. Focus on the location—not the amenity.

For me, wellness begins with where you live.

Can you walk outside and immediately access nature? Are you close to the beach, boating, golf, fitness, dining, culture and healthcare?

This is one reason Southwest Florida is so compelling for buyers relocating from major metro cities.

In Naples and Bonita Beach, lifestyle isn’t something you add to the house. It’s part of the location.

2. Look for “invisible wellness.”

One of the trends I’m watching closely is what designers call invisible wellness—features you may not notice immediately but experience every day.

Think:

In my view, these fundamentals can matter more than a room full of expensive equipment.

3. Sauna or cold plunge? Fact—but don’t overpay.

Saunas, cold plunges and longevity-focused spaces are increasingly appearing in luxury homes.

That’s real.

But I wouldn’t recommend buying a property simply because it has a cold plunge.

Ask:

How often will I use it? Is it well designed? What will it cost to maintain? Will the technology remain relevant?

A luxury amenity only has lasting value when it materially contributes to the property’s overall livability.

4. Wellness can influence value—but it isn’t a guarantee.

The National Association of REALTORS® reported wellness-oriented homes and communities can command premiums, citing Global Wellness Institute research.

That’s an important market signal—but it doesn’t mean adding a sauna automatically increases a property’s value.

For investors and family offices, I would focus first on:

Location + scarcity + construction quality + lifestyle + resilience + long-term demand.

The amenity should support those fundamentals, not replace them.

5. Don’t underestimate community.

The Global Wellness Institute’s 2026 research highlights “Designing Against Loneliness” as an emerging real estate trend.

That means walkability, gathering spaces, nature and community are increasingly being viewed as part of wellness.

I think this is particularly important for affluent buyers.

The goal isn’t simply privacy.

It’s privacy without isolation.

Fact, Fiction or Fantasy?

FACT: Wellness is changing luxury-home design.

FACT: Natural light, outdoor access, air quality and social connection can contribute to a healthier lifestyle.

FACT: Wellness-oriented communities are becoming more sophisticated.

FICTION: Every wellness amenity creates additional resale value.

FANTASY: A sauna, cold plunge or “biohacking” room guarantees appreciation.

My advice to Florida buyers

Before paying a premium for a wellness-focused property, ask:

  1. Does the location support the life I want?
  2. Will I actually use the wellness features?
  3. What are the maintenance costs?
  4. Are the features durable or trend-driven?
  5. Would I still want the property if the wellness features disappeared?

That last question may be the most important.

The Bottom Line

I don’t think wellness real estate is a fad.

But I also don’t think luxury buyers should confuse more amenities with more value.

The real luxury may be much simpler:

More time outdoors. Better sleep. Cleaner air. More privacy. Stronger connections. Less friction in everyday life.

For buyers considering Naples, Barefoot Beach, Bonita Beach or another Southwest Florida luxury waterfront community, I believe the best wellness property won’t necessarily have the longest amenity list.

It will be the property that makes you feel better living there.
