Branded Condo Developments Coming to The Naples, Florida, Area

A phenomenon long prevalent in Florida’s poshest east coast destinations has finally made its way to sleepy SW Florida: Luxury branded condominium developments are sprouting up along the coastline from Old Naples all the way up to Estero Bay. According to recent news reports, developer websites and press releases, the area will feature not just one but two Ritz-Carlton branded luxury condominium developments, a Four Seasons Resort and Residences as well as the Rosewood Residences Naples.

The Ritz-Carlton branded Saltleaf Residences on Estero Bay will include a collection of luxury condominium towers by London Bay Development. London Bay will soon start to build this newest addition to Bonita Springs, beginning what will be a decade-long project. Saltleaf will be located on Estero Bay just north of the existing Hyatt Coconut Point Resort, and each tower will be 22 stories with 110 units. The Ritz-Carlton Residences towers were originally planned to be the first branded residences between Fort Myers and Naples.

Subsequently, the Ritz-Carlton Residences Naples were unveiled at the end of 2022. This project by STOCK Development is also scheduled to break ground this year. Comprising 128 condominium residences, the project is located at the intersection of Vanderbilt Beach Road and Gulf Shore Drive, across the street from the existing Ritz-Carlton Beach Hotel. It will feature two 12-story buildings called the Tower Residences, two mid-rise buildings called the Bay Residences, and a fifth mid-rise building called the Park Residences.

As part of the Athens Group’s redevelopment of the former Naples Beach Hotel & Golf Club, the resort will be renamed the Naples Beach Club, and branded as a Four Seasons Resort. This project located on 1,000+ feet of beachfront on the Gulf of Mexico in Old Naples will comprise about 150 condominium residences on 125 acres, as well as a 216-room Four Seasons Hotel.

Spanning over five acres and almost 500 feet of beachfront in Old Naples, the future Rosewood Residences Naples will be developed by the RONTO Group and Wheelock Street Capital. The development team started this residential condominium project by buying out a longtime low-rise cooperative, the Mansion House, currently occupying that beachfront property.

Developers typically expect that the cachet a luxury brand name will add to their project will provide for a broader national, if not international reach of their pre-construction marketing efforts, while many high-end buyers find the prestige associated with living in a luxury branded resort type community appealing.
